Help someone ask a better leasehold question.

Use these routes when you are supporting a leaseholder, buyer, director or family member. Start with the person's own role and the signed document, separate what is known from what still needs evidence, and route legal advice to an independent adviser.

01 Start safely

Keep the person, the document and the decision-maker distinct.

Helping is most useful when the question belongs to the person affected, the evidence can be checked and the next decision is routed to someone with the right authority. Begin by writing down the person's exact role for this issue. A leaseholder, buyer, resident director, landlord and family supporter may be looking at the same building from different legal and practical positions.

Name the role and question

Record who the person is, what has happened, what answer they need and who is asking them to act. Keep their own words. Do not turn a concern into a legal conclusion before the source has been checked.

Find the signed source set

Start with the executed lease and any variation, plan, transfer, notice, demand, account, correspondence or building record connected to the question. Mark a missing document as missing, never as if it says nothing.

Route the judgement

Use LEASE for free independent leasehold advice. Use a solicitor, surveyor, accountant or other qualified professional when interpretation, condition, accounting, procedure, risk or representation needs their judgement.

02 Build a checkable question

Bring enough context to find the source without exposing more than is needed.

The minimum useful facts

  • The person's exact role and the other party's role.
  • The question in one sentence and the date it arose.
  • The document relied on and whether it is signed.
  • The clause, page or schedule already mentioned, if known.
  • The amount, date or deadline only where it matters.
  • What has already been asked, answered, agreed or paid.

04 Make a useful handoff

Give the next person a short source pack, not a conclusion they have to unwind.

To LEASE or Citizens Advice

State the person's role, the question, the document relied on, the cited wording, the deadline and what remains unknown. Ask what free advice route fits. Do not present generated wording as an independent adviser’s conclusion.

To a solicitor or surveyor

Send the signed source set, chronology, cited clauses, disputed facts and the precise decision needed. Mark every unverified figure and missing document. Ask the professional to confirm interpretation, procedure, evidence and risk.

Back to an agent or landlord

Ask in writing, quote the clause and request the record that would answer the point. Keep the request factual and specific. The agent acts for a principal, so record who is accountable for the response and what complaints route applies.

05 Know when to stop

A well-structured question is not an advice outcome.

Do not impersonate the person.

Keep authorship and authority clear. If you are speaking for someone, confirm their permission and identify your supporting role.

Do not promise an answer.

A cited clause can narrow the question. It does not prove facts, remove competing interpretations or decide what a court or tribunal would determine.

Do not turn unknown into no.

If a document, figure, deadline or fact has not been checked, label it unknown or still to verify. Absence from one document is not evidence that no right or duty exists.

Do not replace professional judgement.

Independent advice may still be needed for law, valuation, building condition, accounting, procedure, representation or a decision with material consequences.
