Ground-rent demand

Ground rent is not a service charge. Check the lease, the parties and the current prescribed notice.

Whether you received the demand or are preparing it, confirm that the lease reserves rent, the amount and review pattern, the entitled landlord, the applicable restrictions and the current notice requirements.

How it works

The whole task, before you start entering details.

Use the five stages in order. You can move back at any point when a missing document or fact changes the position.

  1. 01State the situation

Say what has happened without deciding the legal answer.

  2. 02Gather the evidence

Mark what you have and keep every missing item visible.

  3. 03Ask one question

Build a focused LEASE-iQ® question from the facts supplied.

  4. 04Check the answer

Open the lease pages and current sources behind each point.

  5. 05Take the next action

Resolve what you can and hand off what still needs judgment.

Step 1

Start with the outcome and the role that has authority.

Start by saying whether you received the demand or are preparing it. Do not combine ground rent with In plain EnglishA payment under a lease for specified services, works, insurance or management costs. Authority, procedure, evidence and reasonableness are separate checks.Open the statutory definition. The lease, grant date, landlord role, jurisdiction and current legislation can all change the answer.

Keep identifying information out of this page.

Use broad facts here. Add the signed document through the confirmed secure LEASE-iQ route.

Step 2

Gather the records that could change the answer.

Tick what is available. Missing evidence remains visible in the prepared question.

Step 3

Ask one focused question based on the documents you have.

LEASE-iQ is the engine for signed lease facts, cited pages and dated current-law status. The website owns this workflow and the safe next action.

Step 4

Check the answer before the action.

Every material conclusion should remain beside its source, status and uncertainty.

Bring the answer back

Paste the LEASE-iQ output here.

Nothing pasted here is saved or sent by this website. Use it only to check the answer against the source and decide the next safe action.

01

02

Entitled landlord

Confirm the landlord and any agent authority from current documents.

03

Prescribed process

Use the current jurisdiction-specific notice and check its payment window and service.

CURRENT-LAW BOUNDARY, CHECKED 26 AUGUST 2026

Do not let the workflow silently decide the law.

Section 166 of the Commonhold and Leasehold Reform Act 2002 requires a prescribed notice before In plain EnglishRent reserved by a lease. It is separate from service charges and administration charges.Read the official guidance is payable. The current form and timing must be checked for England or Wales. The Leasehold Reform (Ground Rent) Act 2022 restricts ground rent in most new regulated leases from 30 June 2022, subject to scope and exceptions. The signed lease and current-law status must both be checked.

Step 5

Finish the job or focus the handoff.

For a recipient, the outcome is a checked list of the lease facts, demanding party, notice requirements and the exact point to query. For an issuer, it is a verified instruction to use the current prescribed process. This page does not produce the notice or decide liability.
