Before relying on the plan

Consultation and the right to charge are separate checks.

Check the contribution

For qualifying works, the usual trigger is more than £250 for any one leaseholder. A qualifying long-term agreement generally has a term exceeding 12 months and a contribution exceeding £100 in an accounting period for any leaseholder. Use the actual lease shares and check exclusions.

Confirm the procedure

England and Wales have separate regulations. Works under an existing agreement, public procurement and tribunal dispensation can change the notices required. A consultation record does not establish that the lease allows the cost.

Keep the notice and the date together

Common routes include 30-day observation periods, but the applicable schedule and service evidence matter. Copy the date from the notice and get it checked if it is unclear, disputed or close. This planner does not set a deadline.
