What is a service charge health check?

A service charge health check is a quick assessment that examines whether your annual service charge demands are reasonable and legally compliant. It identifies red flags such as excessive charges, missing service charge information, costs that are disproportionate to your building size, or breaches of Section 20 legal requirements that could affect your property's value and mortgageability.

Is my service charge too high?

Service charges vary widely depending on your building's age, size, location, and maintenance needs. A health check will compare your charges against industry benchmarks and flag unusual costs. If your service charge is significantly higher than similar buildings, it may indicate poor value, inefficient management, or cost overruns that you can challenge.

Can I challenge my service charge?

Yes, you have the right to challenge service charges. You can request a detailed breakdown of costs, ask for the service charge to be reduced if it's excessive, and withhold payment of disputed amounts (up to a limit).
